Watson Farley & Williams (“WFW”) has advised real estate investment company SCPI Atlantique Mur Régions (“SCPI AMR”) on the acquisition of the Porte Est building located in Marseille and of the Solferino building located in Rennes.
The Porte Est building, located at place du Général Ferrié in the 8th district of Marseille, was acquired in future state of completion (BEFA) from Altarea Cogedim Régions. Designed by Carta – Reichen and Robert Associés, Porte Est is currently under construction and will comprise after completion 5,000 sq. meters of office space over five floors and two levels of underground parking. The building is targeting Breeam Very Good certification and will be delivered in September 2024.
The Solferino building in Rennes was acquired from SCI ADIM Ouest Réalisations. Also currently under construction, it will comprise 6,775 sq. meters for offices and shops over eight floors and two levels of underground parking. The Vinci group will lease the building through two leases in future state of completion to house its new regional headquarters.
Founded in 1987, SCPI AMR is managed by Otoktone 3i, a subsidiary of Banque Populaire Grand Ouest, and has a capitalisation of c.€992m as of 31 December 2022. Its 329,000 sq. meters portfolio includes 115 buildings and 316 leases located in the largest cities in France and Germany.
SCI ADIM Ouest Réalisations is a branch of ADIM, a company owned by VINCI Construction France. It specialises in providing real estate solutions for local authorities and professionals and has a portfolio of over 800,000 sq. meters.
